Abstract:
The study addresses the gap caused by the fragmented consideration of demographic, market, cadastral, urbanisation and security-related drivers of rural land-use transformation in Ukraine. The study aims to identify spatial and temporal patterns of change, systematise their key drivers and determine how the findings can support cadastral records, spatial planning and postwar recovery. The methodological framework combines a system approach, comparison, statistical generalisation, content analysis of official materials and peer-reviewed publications, and spatial interpretation of studies based on ESA CCI Land Cover, CORINE Land Cover and Dynamic World datasets. The results show that transformation is spatially uneven and polycentric. Its intensity depends on depopulation, transport accessibility, proximity to major cities, land ownership structure, investment attractiveness, natural and recreational potential, and security conditions. The principal patterns are systematised as radial and linear expansion of development, clustering of industrial, logistic and service functions, land fragmentation, mixed land use, peripheral settlement growth, expansion of protected and recreational areas, and local decline of agricultural dominance. Depopulation and war-related impacts are particularly important in the northern and eastern regions, whereas suburbanisation and infrastructure development prevail around major urban centres. The scientific novelty lies in linking an integrated set of transformation drivers to a typology of their spatial manifestations and in defining the management relevance of these patterns. The practical value of the findings is their potential use in prioritising cadastral data updates, land inventory, monitoring, comprehensive spatial plans for territorial communities and postwar recovery measures. The study is limited by differences in observation periods, spatial detail and accessibility of the underlying sources;further research should conduct quantitative GIS assessment within consistent boundaries and harmonise cadastraland satellite datasets.

Keywords: land use; rural areas; spatial analysis; land transformation; GIS; cadastre; postwar recovery; spatial planning.
